MINUTES

September 19, 2001

CALL TO ORDER

Members Present: N. Iannone, T. Shamberger, R. Hawkins and J. Rockis, G. Pastoria

Members Absent: None

Staff Present: Jim Wood, Planning Director

MATTERS OF BUSINESS:

T. Shamberger made a motion to approve the minutes as amended, seconded by R. Hawkins. Motion approved unanimously.

 

OLD BUSINESS:

V01-05 / Domino’s Pizza / 300 Pleasant Street: Request by Domino’s Pizza for variance approval for signage in excess of 72 square feet in a B-4 District. Tax Map #29, Parcel #369, a B-4, General Business District.

CU01-11 / Domino’s Pizza / 300 Pleasant Street: Request by Delta Sign Company for conditional use approval for a signage in excess of 12 square feet in a B-4 District and for a free standing sign at 300 Pleasant Street. Tax Map #29 Parcel #369, a B-4 General Business District.

The applicant was unable to attend the meeting due to sickness; the Board extended the request until October 17, 2001.

 

NEW BUSINESS:

CU01-20 & CU01-21 / Elias Hishmeh / 345 & 350 High Street: Request by Elias Hishmeh for conditional use approval for signs in a B-4 district over twelve square feet at 345 (Ali Baba Restaurant) & 350 (Mediterranean Market) High Street. Tax Map #26A, Parcels #110 & 105, a B-4, General Business District.

J. Wood read the staff report. He stated that the applicant would like to table conditional use request CU01-21for Ali Baba Restaurant. He also stated that the requested total sign area for the Mediterranean Market sign is 37.95 square feet, and consists of a larger central sign in the middle of the awning and several smaller signs on the awning skirt. J. Wood added that the Design Review Committee voted to recommend approval of the central design only, which encompasses 30.19 square feet.

Elias Hishmeh presented his request to the Board. He stated that if the request were not approved, he would place signs in his windows advertising the same products that are listed on the awning.

Discussion ensued on the proposed signage and the decision of the Design Review Committee. J. Wood stated that the Planning Commission unanimously approved the proposed design, including the signs on the awning skirt.

G. Pastoria asked for public comment. There was none.

G. Pastoria closed the public hearing on this item.

T. Shamberger made a motion to accept the findings of fact as written by the applicant, seconded by R. Hawkins. Motion approved unanimously.

R. Hawkins made a motion to approve the request as presented by the applicant, seconded by N. Iannone. Motion approved unanimously.

 

 

CU01-22 / Corbett / 76 High Street: Request by David Corbett for conditional use approval for a freestanding sign in the B-4 District at 76 High Street. Tax Map #29 Parcel # 3, a B-4, General Business District.

J. Wood read the staff report. He stated that signs smaller than twelve (12) square feet do not normally require conditional use approval, however because this sign is freestanding in a B-4, General Business District, approval is required.

Olivia Carrick, co-owner of Café Bacchus, presented the request to the Board. She stated that the sign would be ivory in color with black lettering.

G. Pastoria asked for public comment. There was none.

G. Pastoria closed the public hearing on this item.

R. Hawkins made a motion to accept the findings of fact as written by the applicant, seconded by T. Shamberger. Motion approved unanimously.

N. Iannone made a motion to approve the request as presented by the applicant, seconded by R. Hawkins. Motion approved unanimously.
